Tikka's occupies a highly visible premises and position within the heart of the delightful town of Buckfastleigh on the edge of Dartmoor National Park.

The business attracts all year round local custom as well as from tourists/visitors to the area due to its accessible location just off the A38 at the mid-way point between Exeter and Plymouth. Nearby businesses include Lloyds Pharmacy, Co-op stores, newsagents/post office, upmarket hair salon and numerous independent shops and retailers serving many outlying villages and rural communities. There are four public car parks all within a short level walk of Fore Street.

The town also has a primary school, open-air swimming pool, library and health centre all of which are once again within walking distance.

The premises were established as a Café in June 2015 and were acquired by our client in December 2019 who is now selling due to a change in personal circumstances.

The café and catering areas have been re-decorated, additional equipment added, a full CCTV system installed, a new roof covering to the main front section of the building and replacement of the flat roof off the living accommodation by our client. The delightful outside dining area has been extended and a new large shed put up and there is an alcohol table licence.

The café/bistro serves a wide range of foods and beverages including breakfasts, cooked lunches with daily specials, jacket potatoes, salad bowls, pasties, sausage rolls, sandwiches/rolls/baguettes, paninis, cakes and speciality coffees, teas and soft/alcoholic drinks. There are currently, due to Covid restrictions, indoor covers for 20 and around 46 outdoor. N.B. There is a 1.5m wide strip of ground running along the length of one side of the paved area at the rear of the building which belongs to a neighbouring property owner and does not form part of the sale.

The private owners accommodation is also presented in good order and the whole building has a modern gas fired central heating system. The living accommodation can be accessed from the café or via an external staircase and roof garden at the rear of the building giving the opportunity to let this out separately if required.
