Coach House Lodge occupies a wonderful hillside setting off Mapstone Hill on the rurlal fringes of Lustleigh within Dartmoor National Park.

The immediate area abounds in many lovely country, woodland and riverside walks and the spectacular landscape of the open moor with its rugged tors contrasted by sheltered combes is easily accessible.

The picturesque village of Lustleigh, with its clusters of colour washed thatched cottages around a traditional green, has a dairy/stores, towered church and village pub/restaurant.

A wider range of everyday shops and facilities can be found in the nearby town of Bovey Tracey, whilst the market town of Newtn Abbot with a modern pedestrianised shopping centre and main line railway station, is about ten miles to the south.

Although the property undoubtedly occupies a private rural setting, it is surprisingly accessible, with the A38 Devon Expressway which links the cities of Plymouth and Exeter, where the road joins the M5 motorway, just ten minutes drive.

Coach House Lodge is a true one-off property, originally a coach house and stables to a neighbouring residence, with a turret topped with a metal weather-vane incorporating the date 1884.

This intriguing home now requires general refurbishment and has plenty of potential for enlargement (subject to consents), including conversion of the original stables which form an integral part of the building at the lower ground floor level.

A long driveway makes an imposing entrance and the gardens and wooded grounds provide seclusion and privaccy. The whole plot extends to approximately 0.62 of an acre (as measured on Pro-map).

There are various seating areas, small lawns and views over the picturesque wooded valley.

From Drumbridges roundabout on the A38 Devon Expressway, take the A382 towards Bovey Tracey. On reaching the second roundabout, go straight across following signs for Moretonhampstead on the A382. After 2.7 miles, take a left hand turning signposted for Lustleigh. Proceed towards the village and Mapstone Hill will be seen on the right with the 'no HGV' sign, just before the road drops down to the village centre. Proceed up Mapstone Hill for around a third of a mile and the entrance to Coach House Lodge is on the left.
