Burchetts Lodge stands on its own, with no immediate neighbours, fronting the road between Buckfastleigh and Scorriton, and backing onto The National Trust's Burchetts Wood.

There is lovely walking and riding country on the doorstep and the open-moor is a little further along the lane. Whilst undoubtedly a rural setting the property is readily accessible with the A38 (linking Plymouth and Exeter) at Dart Bridge just five minutes' by car.The local towns of Buckfastleigh, Ashburton and Totnes offer excellent everyday amenities including a mainline railway station at Totnes.

Burchetts Lodge appears to be a Victorian building with later additions offering a unique country home set in private gardens.

The property has numerous attractive features including several windows with distinctive metal chevron window cross-bars and working shutters, countryside views, wood parquet flooring and multi-fuel stove in the living room, a cedar shingle roof and a wrought iron spiral staircase to a useful loft room with eyebrow and velux windows.

Outside, there are delightful gardens which wrap around the property with lawns, numerous shrubs and trees, insulated shed/workshop and a gated drive for around three to four vehicles. The whole plot extends to around one quarter of an acre.

The property backs onto Burchetts Wood, 200 acres, owned by the National Trust. The rear half of the garden including the parking area is leasehold for 99 years (from October 2013), purchased from the National Trust in 2015 for £28,000 with a peppercorn rent of £1 per annum. It includes rights of way along the bridleway for Burchetts Lodge onto the property. The title to it is Registered Absolute at the Land Registry. The leasehold cannot be revoked by the National Trust. It may only be sold with the rest of the property. It can be mortgaged. The terms stipulate that this land may only be used as a garden, plus parking on the relevant section. Permanent masonry structures cannot be built on it. Temporary structures such as timber-framed sheds etc might be permitted and will need planning permission in the usual way from Dartmoor National Park Authority and South Hams District Council and will need permission from the National Trust.

DIRECTIONAL NOTE
Travelling towards Plymouth on the A38 take the Dart Bridge exit at Buckfastleigh and follow signs for Buckfast Abbey. From the mini-roundabout by the entrance to Buckfast Abbey proceed up the road and at the brow of the hill turn right signposted Scoriton/Holne. Contiue on this road for around a mile and Burchetts Lodge will be found on the right.
